Question by brianj3737: HELP Land Contract and owner selling note to home…?

OK….we moved into a nice house on Land Contract about 6 months ago and everything was going smoothly until recently. The home owner just switched mortgage companies(servicer) on us last month and then today she emailed me saying “I am planning on selling the Land Contract between us to a Note Buyer”.

She says that the only thing that will change is that we might have to make our payment to a different address other than that nothing will change. She is also requesting credit information from us so she can sell the note to the property. My question is what should we be concerned about and also how can we make sure we wont be getting ripped off. What information do we have to legally provide to her. This was all a smooth deal until recently and I feel like shes trying to pull a fast one our family.

Land contracts are risky for the buyer and you need an attorney. It’s not unusual to sell promissory notes, but what’s the security? If you were to default, what can the note holder due? In theory if she sells the note, then she has been paid in full on your contract and you are entitled to a deed to the property. The note holder could then hold a purchase money mortgage on the property. There are other issues you should be concerned with. What happens if she defaults on her mortgage and the property goes into foreclosure? Again, talk to an attorney asap.

One way to ship books is via “Media rate” via the US Post office.

You give them the email address that you gave Paypal. The customer uses that to send you the money.

Selling hints:
Be as descriptive as possible. When people do a search, its the description that contains the words search finds.
Good photos are a must.
Charge actual postage.
Wrap product well.
Always get a delivery receipt, even if you have to pay for it.
